In the fall of 2019, The Mayflower at Winter Park first announced plans for the largest expansion in its history. It was the culmination of a thoughtful, deliberative strategic planning process. Now, two years later – despite the challenges of 2020 – The Mayflower has stayed the course … and the new Bristol Landing neighborhood is taking shape. All components of the development – a state-of-the-art Health Center, 50 luxury Waterside Residences, and a Club House and Bistro – are simultaneously under construction.
“At a time when it has felt like so many things in life were taking one step forward and two steps back, that has not been the case with our expansion project,” says President and CEO Steve Kramer. “With Bristol Landing, progress has been measured, steady – and consistently moving forward.”
After breaking ground this year, the four-story, 84,842-square-foot Health Center is now nearly under roof. Designed as a “household” model that will be inviting and homelike, it will feature all-private rooms in a 60-bed Skilled Nursing and Rehabilitation Center and 24-unit Memory Support area. Occupancy is expected in Fall 2022.
“The Health Center was the catalyst for our entire strategic plan,” adds Kramer. “We chose to construct it first, because it addresses an immediate need for memory support and private rooms – and it will further enhance the high-quality service our community provides for both current and future residents.”
Construction on the Waterside Residences began in August. Foundations have been poured, and concrete block is being laid, with electrical and plumbing installation to begin soon. These spacious 2- and 3-bedroom apartments feature open-plan living spaces, eat-in kitchens, high ceilings, large windows and lots of natural light. Move-ins are expected to begin in Spring 2023.
The gateway to Bristol Landing will be a stunning Club House and Bistro with an open-kitchen concept, lounge area and bar, game room with billiards, video room, and al fresco dining. The foundation for this structure is finished, and concrete block is now going up. It will open concurrently with the Residence buildings.
Keeping a construction project of this magnitude on schedule is always demanding – and that’s been especially true in the current environment, as the industry faces pandemic-related disruptions to the supply chain. To troubleshoot that issue, The Mayflower’s strategy is to order in advance and source materials locally, where possible.
“To ensure delivery, we want to purchase items now and keep them in stock so that we can finish the job in a timely manner,” says Ron Branom, director of construction and project management. “We also have long-established relationships with local vendors, so we purchase from them as much as we can – and that has worked to our advantage.”
Moving methodically from vision to reality, Bristol Landing is a source of great pride for The Mayflower. “While we have certainly faced challenges up to this point, we have met them and prevailed,” adds Kramer. “And we continue to make tangible, visible progress as we invest in the future of this community.”
